UpNext is partnering with the Town of Brookline to launch a Project: Pop-Up incubator space! Project: Pop-Up offers founders with fresh ideas access to premium space to experiment and expand their concepts. The space is currently being refreshed to create an inclusive, turnkey storefront for founders to set up shop beginning this October. Apply now to be considered for this highly anticipated opportunity!

A Launchpad for Brookline

Project: Pop-Up will activate a vacant storefront at the intersection of Coolidge Corner and JFK Crossing to welcome retailers, artists, packaged food purveyors and other small businesses looking to take their concepts for a brick and mortar test drive. Brands will have the opportunity to pop up for a four month period at a subsidized rate, and be provided with access to a suite of resources to help seed their success.

Ideal Categories Include:

Independent brands and retailers, artists, makers, galleries and other unique cultural or bespoke experiences. Entrepreneurial and forward-thinking concepts encouraged to apply.

Program Highlights

  • 658 SF of turnkey retail space at 440 Harvard Street

  • Monthly rent: $1,600 including all utilities
    Rent may be shared by up to three brands
    Market Rate for this space is $4500+ and is subsidized by grant funding

  • Utilities Included 

  • WiFi Included

    • Season 1: October 1, 2023 - January 31, 2024
    • Season 2: February 1 - May 31, 2024 
    • Season 3: June 1 - September 30, 2024
    • Season 4: October 1, 2024 - January 31, 2025

  • Sharable space
    Storefront may be shared by multiple collaborators—offset costs and enhance cross-promotional opportunities

Funding and Partnerships

This project is funded by Brookline's American Rescue Plan Act (ARPA). Following the challenges the pandemic has induced, Brookline is thrilled to welcome emerging brands, artists and more to Coolidge Corner and JFK Crossing.
